Philip launched Lanier Creek Development LLC in August 2024, following a distinguished career spanning over a decade in GSA leasing and development. With more than 15 years of in-depth experience in GSA and VA real estate, Philip has excelled in both brokerage and development roles. His notable tenure as the GSA National Broker at Studley—now known as Savills—lasted for seven years, during which he managed and represented the GSA in over 200 leases, covering over 2.5 million square feet across a range of agencies within GSA Region 4. In his prior role at HC Government Realty Trust, Philip oversaw and directed pursuit and development efforts for federal government projects. His extensive background in government leasing enables him to navigate the government procurement process with expertise, including identifying opportunities, selecting optimal sites, negotiating contracts and leases, conducting detailed financial analyses, and managing relationships.

Philip holds an MBA from Georgia Tech and earned his Bachelor of Science in Business Management from the same institution, graduating Magna Cum Laude. Beyond his academic achievements, he was a dedicated athlete as a pitcher for 4 years on the Georgia Tech Baseball Team. He was drafted by the New York Mets in 1999 and the St. Louis Cardinals in 2002. Additionally, Philip is a licensed CPA in Georgia, although he is currently inactive. He is married and is the proud father of three children.
